Lease Execution
Enforcement and Renewal
- All leases use State of Florida approved contracts.
- Lease requirements are enforced according state and local laws.
- Leases under our management are renewed with no additional charge.
- Rent Collection and Disbursement Collected rent monies are disbursed directly to your bank account.
- No management fees are charged to your account until the rent has been collected.
Property Inspections
- Your vacant property gets an Initial Inspection before it’s listing.
- A second Move-In inspection is done with the tenants present.
- A Semi-Annual Inspection verifies that your property is well maintained.
- A Move-Out Inspection is completed before refunding any security deposits due to the tenants.
Maintenance requests
- Available 24/7 to handle any and all emergencies that may arise with the property and/or tenants.
- All maintenance request are investigated by our experienced team and vendors.
- We don’t profit from any vendor service costs, and are happy to share all invoices, and any repair requests with our property owners.

Rental Property Evaluation
When an owner property account is professionally managed by Tri County Property Management, owners receive a monthly statement of their account. These accounting reports reveal any rent collected, minus expenses. An additional year-end statement is provided for tax purposes. Our accounting report reflects the management fee as a tax deductible business expense.
We start with a Comprehensive Market Analysis (CMA) and in-depth area research to maximize the value of your property.
Marketing & Advertising
Your property is well positioned on our Tri County Property Management website, the Multiple Listing Search (MLS), Zillow, Realtor.com, and Trulia. Professional photography captures your offering so they shine in the best light in your listing. Rooms may also be staged for best photographic presentation.
Tenant Screening
A secure system is used for screening criminal background checks, evictions and bankruptcies for all tenant applications. Only bring you qualified tenants who pass Tri County Property Management’s vetting process are presented to you for approval.
Key duties for our clients include:
- Advertise the property.
- Show the properties to prospective tenants.
- Collect the rents.
- Oversee the maintenance of the rental property.
